Not the metro average, but how long homes like yours are taking in the neighborhoods where buyers are actually shopping.

If a rising share of similar homes is being reduced, that is a supply and pricing signal long before it shows up in a median.

Share of sales at or above list
Tells you whether competition is real or whether buyers hold the leverage, and how that is trending month over month.

Inventory at the luxury level
Gated communities, view properties, and acreage have thin, slow-moving inventory. A single new listing can reset the comparison set.
The important caveat
Your home is not the metro median.
A custom estate, a view property, or an acreage home does not belong in the same average as the metro's entry-level inventory. The median tells you the overall temperature of the market.
