Albuquerque Market Update: Late September 2026

Here is the latest read on the greater Albuquerque market, from a seller's point of view. Figures come from public reports: Redfin, GAAR, local broker market reporting, and the Welcome Home ABQ weekly tracker. Sources measure different slices of the metro, so figures vary a little, and the MLS is the final word. Verify anything you rely on against current MLS data.
Where the market stands
- The Albuquerque median sale price was near $360,000 for the three months ending in August, with average prices up about 2.9 percent year over year, per Redfin.
- Broker reports put the citywide median closer to $385,000, up roughly 3.5 percent year over year, and GAAR's metro median is at a record $387,500.
- Rio Rancho's median sale price ran near $389,000 for the three months ending in July, up 3.7 percent year over year, per Redfin.
- Per square foot, GAAR's 2025 annual figures put the metro median near $214, up about 3 percent. For a custom or view property, per-square-foot pricing rarely describes the value.
Days on market and inventory
- Albuquerque homes averaged roughly 31 to 34 days on market citywide in the latest reporting, depending on the source.
- The Welcome Home ABQ tracker counted 2,056 active listings for the week ending August 28, with 999 homes under contract and 179 new listings arriving that week.
- GAAR still pegs detached-home inventory near 2.25 months of supply, well below the 4 to 6 months that marks a balanced market.
The read overall: still a seller's market, but a calmer one than last year. Buyers have more choices, and homes without a clear position tend to sit longer. That gap shows up most at the luxury level.
The luxury segment
For owners of distinctive properties, the metro median is not the number that matters most. The upper end tells a more specific story.
- Closed sales over $1 million jumped from 26 in May to 46 in June, a 77 percent month-over-month gain.
- $1 million-plus sales remain roughly 2 percent of closings, with about 100 such sales across all of 2025.
- In the current pipeline, 2 Sandia Heights Drive NE is pending at $1,980,000 and 128 Los Ranchos Rd NW is listed at $1,750,000, per public listing tracking.
What this means for a distinctive property
This is a two-speed market. Well-positioned top-tier homes still draw action, while the wider market has room to breathe. A metro median cannot describe a custom home on acreage with a view. That position is built property by property, where the Private Seller Strategy begins: your goals, your numbers, and your options before any listing decision.
A note on the numbers
These figures come from public reports by Redfin, the Greater Albuquerque Association of Realtors, local broker market reporting, and the Welcome Home ABQ weekly tracker, and they change month to month. MLS data is the final word, and every property is different. If you own a distinctive home and want to know where it fits, that is the conversation to have before any listing decision.
