Here is a quick look at the greater Albuquerque market in the most recent monthly numbers, read from a seller's point of view. The figures come from the public reports that track this market, primarily Redfin and the Greater Albuquerque Association of Realtors, and local MLS numbers can differ slightly. Verify any figure against the MLS before you rely on it.
Where the market stands
- The Albuquerque median sale price was roughly $359,762 in August, up about 1.3 percent from a year earlier, per Redfin.
- Rio Rancho's median sale price ran near $389,000 over the three months ending in July, up 3.7 percent year over year.
- Across the greater metro, the Greater Albuquerque Association of Realtors reported a median of $393,000 in June, an all-time high.
Days on market and inventory
- Albuquerque homes went under contract in about 13 days in July, after a 12-day pace in June.
- Detached-home inventory sat near 2.25 months of supply in June, still well below the 4 to 6 months that marks a balanced market.
- Rio Rancho has been taking longer, selling in roughly 46 days on average over the three months ending in June.
The overall read is still a seller's market, though the margin has narrowed as inventory climbs back.
The luxury segment is its own market
For owners of distinctive properties, the metro median is not the number that matters most. The upper end tells a more specific story.
- Closed sales over $1 million jumped from 26 in May to 46 in June, a climb that reports attribute in part to out-of-state buyers relocating.
- In High Desert, the median sale ran near $825,000, and well-priced listings drew about three offers each.
- Sandia Heights homes positioned well have been going under contract in around 19 days, with view lots at times well above $1 million.
- Corrales' median sale was near $823,000 and Placitas' roughly $784,000 in the latest monthly reports.
- A notable recent sale: a 7,662-square-foot home at 11508 Beringer Ave NE traded around $1.85 million in April.
- The most expensive active listing, 3150 Coyote Trl SE, is priced at $5.8 million.
What this means for a distinctive property
This is a two-speed market. Well-priced, well-positioned top-tier homes are drawing competition and selling quickly, while the wider market has grown more balanced as inventory returns.
