Albuquerque Market Update: November 2, 2026

Here is the freshest read on the greater Albuquerque market as November opens, from a seller's point of view. Financing leads the week: the 30-year mortgage fell to its lowest level of the fall. Inventory holds above a year ago while pending activity stays soft, and full October closings are not published yet. Sources measure different slices of the metro, so verify anything you rely on against current MLS data.
The new number: mortgage rates ease to 7.24 percent
- Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed at 7.24 percent for the week ending October 29, down from 7.32 percent a week earlier and the lowest reading of the month. A year ago the rate averaged 6.30 percent.
- Two weeks of decline do not reset affordability, but a quarter point of rate swings the size of the qualified buyer pool, and that pool is what ultimately prices a home.
Where the metro stands
- The weekly tracker for the week ending October 23 counted about 2,105 active listings, up 3.9 percent year over year, with the median list price near $429,000, down 1.4 percent, and pending sales near 848, down 18.2 percent, per the Welcome Home ABQ tracker built on Altos Research data.
- September remains the latest full MLS month: the metro median sale price ran near $360,800 on Redfin, up 0.4 percent, with roughly 3.2 months of supply and a median sold days-on-market near 19 days, down 7.3 percent.
Rio Rancho, Corrales, and Placitas
- Rio Rancho's median sale price ran near $389,800 on Redfin's September figures, up 3.7 percent year over year, with median days on market near 39 and price per square foot near $221, up about 2 percent.
- Corrales' 87048 ZIP: a median near $765,000, up roughly 7.8 percent, with median days on market near 32, price per square foot near $310, and a 98.6 percent sale-to-list ratio across about 34 recent sales.
- Placitas: a median near $784,000 on Redfin's September read, up 17.9 percent, with 65 median days on market and price per square foot near $293, up 6.2 percent. Thin volume moves these figures, so treat them as directional.
The active luxury market
- A new top of the metro: 7011 Rio Grande Boulevard NW in Los Ranchos de Albuquerque, about 11,269 square feet on 8.01 acres, leads at $11,950,000.
- Albuquerque: 3150 Coyote Trail SE remains the lead within the city at $5,600,000, while 800 Salida Sandia SW in Padre Point Estates is new at $2,700,000.
- Corrales: 625 Camino de Corrales del Norte is new at $1,875,000, joining 178 El Camino Campo at $1,999,900 and 1 Crew Lane at $1,750,000.
- Placitas: 81 Overlook Drive leads at $2,100,000 on about 7,284 square feet, and 230 Cornflower Court, a 2026 Parade of Homes winner in Diamond Tail, is listed at $1,250,000.
- Rio Rancho has effectively no single-family inventory above $1 million; its few seven-figure listings are investment properties, including a pair of four-plexes at 309 to 313 Geraldine Loop SE at $1,030,000.
What this means for a distinctive property
The story of this market is the spread between its layers: the metro median sits near $360,000 while Corrales and Placitas print medians more than twice that, and the new top listing resets the comparison set entirely. A metro number cannot describe a custom home on acreage with a view. That position is built property by property, with current comparable sales and a defined buyer in mind, which is where the Private Seller Strategy conversation begins.
A note on the numbers
These figures come from public reports published this week, including Freddie Mac's Primary Mortgage Market Survey, the Welcome Home ABQ weekly tracker, Redfin on the metro, Redfin on Rio Rancho and Sandia Home Buyers, reaigent7 on Corrales, Redfin on Placitas, and MLS-aggregator luxury searches including Welcome Home ABQ's most expensive homes. Each source measures a different segment or timeframe, listings change daily, and full October closings are not published yet, so verify anything you rely on against current MLS data.
