The Albuquerque metro and Rio Grande valley in late-October light seen from the Sandia foothills

Here is the freshest read on the greater Albuquerque market as October closes, from a seller's point of view. The week's numbers describe a market settling rather than swinging: mortgage rates holding near 7.3 percent, inventory up modestly from a year ago, and pending activity down sharply. Sources measure different slices of the metro, so verify anything you rely on against current MLS data.

The new number: fewer homes going under contract

  • The weekly tracker for the week ending October 23 counted about 2,105 active listings across the metro, up 3.9 percent from a year ago, with the median list price near $429,000, down 1.4 percent, and the median pending price near $378,250, per the Welcome Home ABQ tracker built on Altos Research data.
  • Pending sales fell to about 848, down 18.2 percent year over year. Fewer homes moving to contract is the clearest sign yet of a market shifting toward balance.
  • The September MLS report still anchors the monthly view: a detached-home median of $389,945, up 1.3 percent year over year, with about 3.5 months of supply.
  • Freddie Mac's latest survey holds the 30-year fixed at 7.32 percent, down from 7.40 percent earlier in the month; the next reading is due Thursday, October 29.

Rio Rancho, Corrales, and Placitas

  • Rio Rancho's median ran near $389,000 over the latest three months, up 3.7 percent year over year, with asking prices averaging in the $425,000 to $449,000 range and homes taking roughly 39 to 46 days to sell, per Sandia Home Buyers, Redfin, and Movoto.
  • Corrales sold at a median near $765,000 across its most recent set of 34 sales, with homes averaging about 32 days on market and price per square foot near $310, per the ZIP-level read dated October 16. The typical home value sits near $703,000, and thin volume moves these figures, so treat them as directional.
  • Placitas' ZIP-level median reads near $749,000, with homes averaging about 57 days on market and price per square foot near $293, up 6.2 percent year over year, per Redfin.

The active luxury market

The listings below show the shape of the upper end right now. Statuses change weekly, so treat this as a snapshot.

  • Albuquerque carries the top of the metro: 3150 Coyote Trail SE remains the lead listing at $5,600,000 on about 16,377 square feet and roughly 177 acres.
  • Corrales: 178 El Camino Campo, a 6,069-square-foot home on 2.32 acres, lists at $2,350,000, while 257 Camino de Lucia sits at $1,999,900 after a $250,000 reduction.
  • Placitas: 81 Overlook Drive lists at $2,100,000 on about 7,284 square feet.
  • Rio Rancho: 716 Colorado Mountain Road NE, a new build, lists at $1,450,000.

What this means for a distinctive property

The pattern this week is not a price correction; it is a smaller, more deliberate buyer pool. With pending activity down 18 percent, the homes that still attract action tend to be positioned for a defined buyer from day one. A metro median cannot describe a custom home on acreage with a view. That position is built property by property, and it is exactly where the Private Seller Strategy conversation begins.

A note on the numbers

These figures come from public reports by Freddie Mac's Primary Mortgage Market Survey, the Welcome Home ABQ weekly market tracker (week ending October 23, 2026) and its September 2026 MLS report, Redfin on Rio Rancho and Redfin on Placitas, Sandia Home Buyers on Rio Rancho, reaigent7 on Corrales, and MLS aggregator luxury searches including Welcome Home ABQ's most expensive homes. Each source measures a different segment or timeframe, listing statuses change weekly, and numbers move month to month. The MLS is the final word.
