Here is the freshest read on the greater Albuquerque market, from a seller's point of view. The late-summer numbers tell a consistent story: medians at or near record levels, inventory climbing slowly, and the million-dollar-plus segment behaving like its own market. Figures come from public sources that measure different slices of the metro, so verify anything you rely on against current MLS data.
Where the metro stands
- Albuquerque's median sale price was $359,762 in August, up 1.3 percent from a year earlier, with homes averaging about 31 days on market, per Redfin.
- GAAR's data shows the detached-home median near $386,000 in July, up 4.3 percent year over year, after June's record $387,500.
- Taylor Made Realty's August report put the city median at $385,000, up 3.5 percent, with 3,850 active listings, about 3.9 months of supply, and an average 34 days on market.
Rio Rancho, Corrales, and Placitas
- Rio Rancho's median sale price ran near $389,000 over the latest three months, up 3.7 percent year over year, with homes averaging about 46 days on market, per Redfin.
- Corrales posts the metro's highest per-square-foot figures, near $298 in GAAR's 2025 annual data, and Redfin's latest median reads around $823,000 on a thin volume of sales.
- Placitas' median sits near $784,000 per Redfin, with RealtyTrac's twelve-month transaction average around $717,000 across roughly 98 sales.
- A handful of sales moves those small-market medians, so treat them as directional, not definitive.
The luxury segment
For owners of distinctive properties, the metro median is not the number that matters most. The upper end tells a more specific story.
- Venturi Realty Group's 2026 analysis counts 432 homes sold at or above $1 million in the trailing period.
- The top 10 percent of metro sales begins around $650,000 and the top 1 percent near $1.3 million, per Tego's market report carried by Welcome Home ABQ.
- A recent closing: 139 Alamos Road in Corrales, a 4,761-square-foot home, appears in Redfin's recently sold records with a final list price of $1,395,000.
- Placitas holds one of the more notable active listings right now: 18 Chamisa Road at $1,950,000 on 3.06 acres.
What this means for a distinctive property
This is a two-speed market. Well-positioned top-tier homes still draw action, while the wider market has more room to breathe than it did a year ago. A metro median cannot describe a custom home on acreage with a view. That position is built property by property, and it is where the Private Seller Strategy conversation begins: your goals, your numbers, and your options before any listing decision.
A note on the numbers
These figures come from public reports by Redfin, the Greater Albuquerque Association of Realtors, Taylor Made Realty, and market commentary from Venturi Realty Group carried by Welcome Home ABQ. Each source measures a different segment or timeframe, and numbers change month to month. The MLS is the final word.
