The Albuquerque metro and Rio Grande valley at early evening seen from the Sandia foothills

Here is the freshest read on the greater Albuquerque market as September closes, from a seller's point of view. The big picture is steady: medians near record territory, inventory still building, and the upper end behaving like its own market. The movement is in the detail, with Rio Rancho's monthly median pushing toward $400,000. Figures come from public sources that measure different slices of the metro, so verify anything you rely on against current MLS data.

Where the metro stands

  • Albuquerque's median sale price was $359,762 in August, up 1.3 percent from a year earlier, with homes averaging about 31 days on market and two offers, per Redfin.
  • Redfin counted 1,823 homes for sale in Albuquerque in early September, part of the slow inventory build that has been rebalancing the market this year.

Rio Rancho, Corrales, and Placitas

  • Rio Rancho's August median sale price came in at about $398,500, up 7.0 percent year over year, with homes averaging about 46 days on market, per Redfin.
  • Corrales' median sits around $823,000 per Redfin, with per-square-foot pricing near $282, up 3.7 percent year over year. Zillow shows roughly 39 percent of Corrales listings carrying price reductions, a reminder that even this market rewards careful positioning.
  • Placitas' all-home-types median for August was about $748,500, down 1.1 percent year over year, while per-square-foot pricing rose 6.2 percent to near $293. Thin volume moves these medians, so treat them as directional.

The active luxury market

The active listings below show the shape of the upper end right now.

  • Corrales carries the top of the active market: 3819-3821 Corrales Road is listed at $3,375,000 on about 10,094 square feet, and 257 Camino de Lucia sits at $1,999,900 after a $250,000 price adjustment.
  • Placitas: 65 Calle Del Sol is listed at $1,625,000, and 35 Calle Del Norte at $1,299,000 with about 5,589 square feet.
  • Rio Rancho: 2505 Mansart Court NE at $1,475,000, and 716 Colorado Mountain Rd NE at $1,350,000, new construction with mountain views.
  • Albuquerque: 9174 Signal Ave NE at $1,150,000 with about 3,839 square feet, and 31 Desert Sky Road SE in High Desert at $1,050,000.

What this means for a distinctive property

The pattern across these listings is not price, it is patience. Homes positioned for a specific buyer generate action; listings without a clear position carry the price adjustments. Sales above $1 million remain rare, roughly 2 percent of metro closings, and the pre-market decisions are where the outcome is set. A metro median cannot describe a custom home on acreage with a view. That position is built property by property, and it is where the Private Seller Strategy conversation begins: your goals, your numbers, and your options before any listing decision.

A note on the numbers

These figures come from public reports by Redfin, Zillow, and MLS aggregator pages including Myers & Myers Real Estate and Welcome Home ABQ. Each source measures a different segment or timeframe, listing statuses change weekly, and numbers move month to month. The MLS is the final word.
