The Albuquerque metro and Rio Grande valley in mid-October morning light seen from the Sandia foothills

Here is the freshest read on the greater Albuquerque market in mid-October, from a seller's point of view. The most recent published figures still reflect August and the early fall: medians holding above a year ago, inventory building, and the upper end repricing in real time. Sources measure different slices of the metro, so verify anything you rely on against current MLS data.

Where the metro stands

  • Albuquerque's median sale price was about $360,000 in the latest three months, up 2.8 percent from a year earlier, with homes averaging roughly 31 days to sale, per Redfin.
  • Zillow's average home value for Albuquerque sits near $350,000, and metro-wide inventory is running around 3,800 to 3,900 active listings at roughly 3.9 months of supply.
  • Realtor.com's median days on market for the Albuquerque metro was about 57 days in the spring, while the weekly tracker shows active listings averaging closer to 86 days, a reminder that days-to-sale and days-on-market measure different things.

Rio Rancho, Corrales, and Placitas

  • Rio Rancho's median ran near $389,000 over the latest three months, up 3.7 percent year over year, with homes averaging about 46 days to sale, per Redfin.
  • Corrales' median sits around $823,000 per Redfin, with the all-home-types median near $769,000 in August and per-square-foot pricing around $282, up 3.7 percent.
  • Placitas' median is roughly $784,000 per Redfin, up 17.9 percent year over year, with per-square-foot pricing near $293 and homes averaging about 65 days on market.

The active luxury market

The upper end repriced again this month, and the clearest signal is Corrales. The metro's largest active listing has been adjusted to $3,375,000, a reminder that at the top, pricing and positioning set the pace. A current snapshot; statuses change daily.

  • Corrales: 3819-3821 Corrales Road is listed at $3,375,000 on about 10,094 square feet, with 420 Calle Conejo Lane at $2,500,000 and 13 Camino De Las Brisas at $2,350,000.
  • Albuquerque: 3150 Coyote Trail SE leads the metro at $5,600,000 on about 16,377 square feet and nearly 177 acres, with 9400 Elena Drive NE at $3,880,000 and 1109 Bona Terra Pl NW at $1,500,000.
  • Placitas: 44 La Puerta Trail is listed at $1,550,000 on about 4,390 square feet, with 10 Calle Del Arroyo at $1,170,000 and 10 Rainbow Valley Road at $1,150,000.
  • Rio Rancho: 2505 Mansart Court NE is listed at $1,475,000, recently adjusted from $1,550,000, with 2608 Abrazo Road NE, new construction, at $1,050,000.

What this means for a distinctive property

The pattern across these listings is not price, it is positioning. Two of the metro's most visible listings have been adjusted in recent weeks, which is what a thin buyer pool looks like when the pre-market work is not finished. The distance between a listing that draws action and one that sits is usually set before it goes live: who the buyer is, what the property should be positioned against, and what the seller's numbers need to be. A metro median cannot describe a custom home on acreage with a view. That position is built property by property, and it is exactly where the Private Seller Strategy conversation begins.

A note on the numbers

These figures come from public reports by Redfin, Redfin on Rio Rancho, Welcome Home ABQ's market tracker, Zillow, Realtor.com, and MLS-based listing pages including Myers & Myers Real Estate. Each source measures a different segment or timeframe, listing statuses change weekly, and numbers move month to month. The MLS is the final word.
