The Albuquerque metro and Rio Grande valley in mid-October light seen from the Sandia foothills

Here is the freshest read on the greater Albuquerque market in mid-October, from a seller's point of view. The September report from the local MLS is now out, and it shows a market holding its ground: medians up modestly from a year ago, supply still lean, and the upper end behaving like its own market. Sources measure different slices of the metro, so verify anything you rely on against current MLS data.

Where the metro stands

  • The September MLS report put the Albuquerque median sale price at $389,945, up 1.3 percent from a year earlier, with the average sale price near $451,636, per the local MLS report published through Welcome Home ABQ.
  • Months of supply came in at about 3.5, up 14.6 percent year over year: still a seller's market, but a calmer one than a year ago.
  • Active inventory ran about 2,331 listings, up 0.5 percent year over year, with 862 new listings in the month, down 1.6 percent.

Rio Rancho, Corrales, and Placitas

  • Rio Rancho's median ran near $389,000 over the latest three months, up 3.7 percent year over year, with homes averaging about 46 days to sale, per Redfin.
  • Corrales' median sits around $823,000 per Redfin on thin volume, with per-square-foot pricing near $282, up 3.7 percent. A small number of sales moves this figure, so treat it as directional.
  • Placitas' median is roughly $784,000 per Redfin, up 17.9 percent year over year, with per-square-foot pricing near $293 and homes averaging well over 100 days on market.

The active luxury market

The listings below show the shape of the upper end right now. Statuses and prices change weekly, so treat this as a snapshot.

  • Albuquerque carries the top of the metro: 3150 Coyote Trail SE is listed at $5,600,000 on about 16,377 square feet and roughly 176 acres, with 9400 Elena Drive NE at $3,880,000 and 9900 Eagle Rock Ave NE at $2,190,000.
  • Corrales: 178 El Camino Campo is listed at $2,350,000 on about 6,069 square feet, with 480 Valle Vista Road at $1,090,000.
  • Placitas: 772 State Highway 165 is listed at $2,200,000, with 44 La Puerta Trail at $1,550,000 on about 4,390 square feet and 8 acres.
  • Rio Rancho: 2505 Mansart Court NE is listed at $1,475,000, recently adjusted from $1,550,000, with 716 Colorado Mountain Road NE, new construction, at $1,450,000.

What this means for a distinctive property

The pattern across these listings is not price, it is positioning. The metro's top listing sits on 176 acres, and the Rio Rancho market's most visible home was repriced in recent weeks; both are what a thin buyer pool looks like when the pre-market work is not finished. The distance between a listing that draws action and one that sits is usually set before it goes live: who the buyer is, what the property should be positioned against, and what the seller's numbers need to be. A metro median cannot describe a custom home on acreage with a view. That position is built property by property, and it is exactly where the Private Seller Strategy conversation begins.

A note on the numbers

These figures come from public reports by the local MLS report published through Welcome Home ABQ, Redfin on Albuquerque, Redfin on Rio Rancho, Redfin on Corrales, Redfin on Placitas, and MLS aggregator pages including Welcome Home ABQ's luxury search and PlacitasHomes.com. Each source measures a different segment or timeframe, listing statuses change weekly, and numbers move month to month. The MLS is the final word.
