Albuquerque Market Update: October 7, 2026

The Albuquerque metro and Rio Grande valley in October morning light seen from the Sandia foothills

Here is the freshest read on the greater Albuquerque market as October settles in, from a seller's point of view. Published medians still reflect August: prices holding above a year ago, inventory thin, and the top of the market repricing in real time. Sources measure different slices of the metro, so verify anything you rely on against current MLS data.

Where the metro stands

  • Albuquerque's median sale price was about $360,000 in August, up 2.8 percent from a year earlier, with homes averaging about 31 days on market and two offers, per Redfin.
  • The Welcome Home ABQ tracker counted about 2,056 active listings in late August with a Market Action Index of 34.5 and a median list price around $435,000: still a seller's market, but a calmer one.
  • The July report from the local MLS put detached active inventory near 2,063 homes at about 2.4 months of supply.

Rio Rancho, Corrales, and Placitas

  • Rio Rancho's median ran near $389,000 over the latest three months, up 3.7 percent year over year, per Redfin.
  • Corrales' median reads around $823,000 per Redfin on a thin volume of sales, while Zillow's typical value sits closer to $730,000, up about 1.7 percent. Treat these as directional.
  • Placitas' median is roughly $784,000 per Redfin, up 17.9 percent year over year, with per-square-foot pricing near $293.

The active luxury market

The upper end repriced again this week, which is what a thin buyer pool looks like when positioning is off. A current snapshot; statuses change daily.

  • Corrales carries the top of the active market: 3819-3821 Corrales Road is listed at $3,375,000 on about 10,094 square feet, with 6461 Corrales Road at $2,275,000 and 257 Camino de Lucia at $2,250,000.
  • Placitas: 81 Overlook Drive is listed at $2,100,000 on about 7,284 square feet, with 18 Chamisa Road at $1,950,000 and 44 La Puerta Trail at $1,550,000.
  • Albuquerque: 10850 Richfield Ave NE is listed at $3,399,000 and 13709 Quaking Aspen Place NE at $2,700,000, with 1224 12th St NW at $1,499,000.
  • Rio Rancho: 908 Huron Road SE, new construction in Rio Rancho Estates, at $1,650,000.

What this means for a distinctive property

The pattern across these listings is not price, it is positioning. The distance between a listing that draws action and one that sits is usually set before it goes live: who the buyer is, what the property should be positioned against, and what the seller's numbers need to be. A metro median cannot describe a custom home on acreage with a view; that position is built property by property. It is exactly where the Private Seller Strategy conversation begins.

A note on the numbers

These figures come from public reports by Redfin, the Welcome Home ABQ market tracker, Zillow, and MLS aggregator pages including ABQ Dream Homes and Myers & Myers Real Estate. Each source measures a different segment or timeframe, listing statuses change weekly, and numbers move month to month. The MLS is the final word.
