The Albuquerque metro and Rio Grande valley in mid-October light seen from the Sandia foothills

Here is the freshest read on the greater Albuquerque market as the third week of October closes, from a seller's point of view. The September MLS report now has company from a weekly tracker capturing the market in near-real time: prices holding above a year ago, inventory still building, and the upper end repricing in plain view. Sources measure different slices of the metro, so verify anything you rely on against current MLS data.

Where the metro stands

  • The weekly tracker for the week ending October 16 counted about 2,102 active listings, up 4.6 percent from a year ago, with a median list price near $429,900, down 0.8 percent, and a median pending price near $375,000, per the Welcome Home ABQ tracker built on Altos Research data.
  • The Market Action Index came in at 33.1, down 15.4 percent from a year ago: still a seller's market, but a calmer one. Behind it, the September MLS report put the detached-home median at $389,945, up 1.3 percent, with about 3.5 months of supply and 2,331 active listings.

Rio Rancho, Corrales, and Placitas

  • Rio Rancho's median sold price sits near $375,000 to $385,000 in the latest ZIP-level readings, with list prices averaging in the $400,000 range, per Resideline; Redfin's rolling three-month median runs near $389,000 at about 46 days.
  • Corrales homes sold at a median near $765,000 after a median 32 days on market in the latest read, with the typical home value near $703,000, up 2.5 percent, and the median asking near $870,000. Thin volume moves these figures, so treat them as directional.
  • Placitas homes averaged 94 days on market in September, down 26 percent from a year earlier, with the median list near $751,000 per Movoto. Patience rather than speed is the norm here.

The active luxury market

The listings below show the shape of the upper end right now. Statuses change weekly, so treat this as a snapshot.

  • Albuquerque carries the top of the metro: 3150 Coyote Trail SE at $5,600,000 on about 16,377 square feet and roughly 177 acres, recently adjusted down $200,000; 9400 Elena Drive NE at $3,880,000 and 11800 Anaheim Avenue NE at $3,450,000, both reduced in recent weeks.
  • Placitas: 81 Overlook Drive at $2,100,000 on about 7,284 square feet, with 18 Chamisa Road, a custom estate on three acres, at $1,950,000.
  • Corrales: 257 Camino De Lucia at $1,999,900, with 370 Pueblito Lane at $1,790,000 on about an acre.
  • Rio Rancho: 716 Colorado Mountain Road NE, a showcase new build, at $1,450,000.

What this means for a distinctive property

The story at the top is still positioning. Several of the metro's most visible listings have been adjusted downward in recent weeks, which is what a thin buyer pool looks like when the pre-market work is unfinished. Sales above $1 million remain rare, roughly 2 percent of metro closings, so the distance between a listing that draws action and one that sits is usually set before it goes live. A metro median cannot describe a custom home on acreage with a view. That position is built property by property, and it is exactly where the Private Seller Strategy conversation begins.

A note on the numbers

These figures come from public reports by the Welcome Home ABQ weekly market tracker (week ending October 16, 2026), the September 2026 MLS report published through Welcome Home ABQ, Redfin on Albuquerque and Redfin on Rio Rancho, Movoto on Placitas, ZIP-level trackers including Resideline and RealtyTrac, and MLS aggregator luxury searches including Welcome Home ABQ's most expensive homes. Each source measures a different segment or timeframe, listing statuses change weekly, and numbers move month to month. The MLS is the final word.
