Albuquerque Market Update: October 21, 2026

The Albuquerque metro and Rio Grande valley in late-October light seen from the Sandia foothills

Here is the freshest read on the greater Albuquerque market in late October, from a seller's point of view. The notable development this week is not a median; it is the cost of borrowing. The 30-year mortgage is back above 7 percent, and that changes the arithmetic on both sides of a sale. September's full MLS report is in too: prices holding, sales cooling. Sources measure different slices of the metro, so verify anything you rely on against current MLS data.

The new number: mortgage rates above 7 percent

  • Freddie Mac put the 30-year fixed mortgage at 7.40 percent for the week of October 15, up from roughly 6.66 percent in late August. The Mortgage Bankers Association reported 7.5 percent for the week ending October 9, its eighth straight weekly increase, driven largely by geopolitical concerns.
  • For a buyer on a fixed monthly budget, that is roughly 7 percent less purchasing power than in late summer. For a seller, it means a thinner buyer pool and more concessions, which is why the pre-market decisions matter more now.

What September's MLS report shows

  • September detached-home sales fell 12.2 percent year over year to about 674 closings, while the median sale price rose 1.3 percent to $389,945 and the median list ran $430,000, up 1.6 percent, per the local MLS report via Welcome Home ABQ.
  • Days on market shortened to 19.0, down 7.3 percent, and months of supply came in at 3.46, up 14.6 percent. Fewer transactions, steadier prices: still a seller's market, but a calmer one.
  • The weekly tracker for the week ending October 16 counted about 2,102 active listings, up 4.6 percent, with the Market Action Index at 33.1, down 15.4 percent.

Rio Rancho, Corrales, and Placitas

  • Rio Rancho's median runs near $385,000 to $389,000, with homes averaging about 46 days on market, per Resideline and Redfin.
  • Corrales sold at a median near $765,000 after about 32 days, with the typical home value near $703,000, up 2.5 percent, per the ZIP-level read dated October 16. Thin volume moves these figures, so treat them as directional.
  • Placitas' median reads near $784,000, up 17.9 percent year over year, with homes averaging about 65 days on market, per Redfin.

The active luxury market

The listings below show the shape of the upper end right now. Statuses and prices change weekly, so treat this as a snapshot.

  • Albuquerque: 3150 Coyote Trail SE leads the metro at $5,600,000 on about 16,377 square feet and roughly 177 acres, with 9400 Elena Drive NE at $3,880,000. Below $2 million: 416 Bledsoe Road NW near $2,000,000, 128 Los Ranchos Road NW near $1,699,000, and 303 Spring Creek Place NE near $1,450,000.
  • Corrales: 13 Camino De Las Brisas at $2,350,000, with 2 Caliente De Sol at $1,890,000 and 112 Thanes Way at $1,250,000.
  • Placitas: 81 Overlook Drive at $2,100,000 on about 7,284 square feet, with 2 Lees Road at $1,195,000 and 15 Casa Terrenos at $1,175,000.

What this means for a distinctive property

The rate-driven slowdown does not change the fundamentals at the top; it concentrates them. With fewer buyers and costlier financing, the price a home enters the market at matters more, and the likely buyer needs to be defined before launch rather than discovered after. A metro median cannot describe a custom home on acreage with a view. That position is built property by property, and it is exactly where the Private Seller Strategy conversation begins.

A note on the numbers

These figures come from public reports by Freddie Mac's Primary Mortgage Market Survey via The Mortgage Reports and the Mortgage Bankers Association via Trading Economics, the local MLS report published through Welcome Home ABQ, the Welcome Home ABQ weekly tracker, Redfin on Rio Rancho and Redfin on Placitas, Resideline, REAIGENT7 on Corrales, and MLS aggregator luxury searches including Welcome Home ABQ's most expensive homes. Each source measures a different segment or timeframe, listing statuses change weekly, and numbers move month to month. The MLS is the final word.
