Albuquerque Market Update: October 26, 2026

The Albuquerque metro and Rio Grande valley in late-October light seen from the Sandia foothills

Here is the freshest read on the greater Albuquerque market as October closes, from a seller's point of view. The headline this week is modest: the 30-year mortgage eased after its run of increases, which is worth watching but not yet a turning point. September's MLS report still stands as the latest full monthly read, and the weekly tracker shows a calmer, better-stocked market. Sources measure different slices of the metro, so verify anything you rely on against current MLS data.

The new number: mortgage rates ease, slightly

  • Freddie Mac put the 30-year fixed mortgage at 7.32 percent for the week ending October 23, down from 7.40 percent the prior week, the first meaningful step down after a stretch of increases, and still up from 6.19 percent a year earlier. The 15-year averaged 6.68 percent.
  • One week does not reset affordability. For a seller, it is a reminder that the buyer pool responds to both price and financing, which is why protecting value matters more than waiting on a market shift.

Where the metro stands

  • The September MLS report remains the latest full read: a detached-home median of $389,945, up 1.3 percent year over year, with about 674 closings, down 12.2 percent, and roughly 3.5 months of supply.
  • The weekly tracker for the week ending October 16 counted about 2,102 active listings, up 4.6 percent, with a median list price near $429,900 and the Market Action Index at 33.1. Still a seller's market, but a calmer one.

Rio Rancho, Corrales, and Placitas

  • Rio Rancho's median runs near $385,000 to $391,000, with homes averaging about 46 days on market, per Resideline and Redfin.
  • Corrales sold at a median near $765,000 after about 32 days, with the typical home value near $703,000. Thin volume moves these figures, so treat them as directional.
  • Placitas reads near a $784,000 median, up 17.9 percent year over year, with homes averaging about 65 days on market, per Redfin.

The active luxury market

The listings below show the shape of the upper end this week. Statuses and prices change weekly, so treat this as a snapshot.

  • Albuquerque: 3150 Coyote Trail SE leads the metro at $5,600,000 on about 16,377 square feet and roughly 177 acres. New 2026 construction at 11407 San Rafael Avenue NE lists at $3,650,000 on 5,542 square feet, while 9400 Elena Drive NE stands at $3,880,000 after being reduced from about $4.29 million.
  • Corrales: 178 El Camino Campo, a 6,069-square-foot home on 2.32 acres with a pool, outdoor kitchen, and four-stall horse barn, lists at $2,350,000. It last traded for $1,800,000 in 2022.
  • Placitas: 81 Overlook Drive lists at $2,100,000 on about 7,284 square feet. Nearby, 18 Chamisa Road, a custom home on three acres, has been adjusted during 2026 from about $2 million toward $1.85 million.

What this means for a distinctive property

The rate news is worth watching but not yet decisive. What is visible at the top is discipline: some listings enter with a clear position and hold their ground, while others are adjusted publicly as the weeks pass. At this level, the homes that protect their value tend to be the ones whose likely buyer, pricing, and presentation were decided before launch rather than discovered after. A metro median cannot describe a custom home on acreage with a view. That position is built property by property, and it is exactly where the Private Seller Strategy conversation begins.

A note on the numbers

These figures come from public reports by Freddie Mac's Primary Mortgage Market Survey, the September 2026 MLS report published through Welcome Home ABQ, the Welcome Home ABQ weekly tracker, Redfin on Rio Rancho and Redfin on Placitas, Resideline, REAIGENT7 on Corrales, and MLS aggregator luxury searches including Welcome Home ABQ's most expensive homes. Listing details come from public MLS syndication. Each source measures a different segment or timeframe, listing statuses change weekly, and numbers move month to month. The MLS is the final word.
