The Albuquerque metro and Rio Grande valley at golden hour seen from the Sandia foothills

Here is the freshest read on the greater Albuquerque market as October begins, from a seller's point of view. The most recent published figures still reflect August, the latest month with full reporting: medians holding near record levels, inventory building through the fall, and the upper end behaving like its own market. These figures come from public sources that measure different slices of the metro, so verify anything you rely on against current MLS data.

Where the metro stands

  • Albuquerque's median sale price was about $359,800 in August, up 2.8 percent from a year earlier, with homes averaging roughly 31 days on market, per Redfin.
  • The Welcome Home ABQ tracker counted about 2,056 active listings in late August, roughly 3.9 months of supply, with a Market Action Index of 34.5: still a seller's market, but a calmer one than a year ago.
  • The local MLS dataset through July put the detached-home median near $386,000 with active detached inventory around 2,063.

Rio Rancho, Corrales, and Placitas

  • Rio Rancho's median ran near $389,000 over the latest three months, up 6.1 percent year over year, per Redfin.
  • Corrales' median sits around $823,000 per Redfin on a thin volume of sales, while Homes.com tracks it near $775,000, up 14 percent year over year. A small number of sales moves these figures, so treat them as directional.
  • Placitas' median is roughly $784,000 per Redfin, with RealtyTrac's twelve-month transaction average near $717,000.

The active luxury market

The active listings below show the shape of the upper end right now.

  • Corrales carries the top of the active market: 3819-3821 Corrales Road is listed at $4,550,000 on about 10,094 square feet, with 178 El Camino Campo at $2,350,000 and 257 Camino de Lucia at $2,250,000.
  • Placitas: 65 Calle del Sol is listed at $1,625,000 and 44 La Puerta Trail at $1,550,000.
  • Albuquerque: 4106 Rio Grande Blvd NW at $1,685,000 and 9174 Signal Ave NE at $1,150,000.
  • Rio Rancho: 55-65 Darlene Road SE at $1,030,000, a two-parcel listing, with 309-313 Geraldine Loop SE at a similar figure.

What this means for a distinctive property

The pattern across these listings is not price, it is positioning. Homes aimed at a specific buyer generate action; listings without a clear position carry the price adjustments. Sales above $1 million remain rare, about 2 percent of metro closings, and the pre-market decisions are where the outcome is set. A metro median cannot describe a custom home on acreage with a view. That position is built property by property, which is exactly where the Private Seller Strategy conversation begins: your goals, your numbers, and your options before any listing decision.

A note on the numbers

These figures come from public reports by Redfin, Welcome Home ABQ's market tracker, Homes.com, and MLS-based listing pages including Myers & Myers Real Estate and RealtyTrac. Each source measures a different segment or timeframe, listing statuses change weekly, and numbers move month to month. The MLS is the final word.
